Welcome to Owners HQ! These Terms and Conditions ("Terms") govern your use of the Owners HQ website and services ("Service"), operated by Owners HQ Ltd. ("us", "we", or "our").

Owners HQ Ltd is a company registered in England and Wales, whose registered office is at 3 Melton Park, Redcliff Road, Melton, England, HU14 3RS. Our company registration number is 08450204.

By accessing or using the Service, you agree to be bound by these Terms. If you disagree with any part of the terms, then you do not have permission to access the Service.

Service Description

Owners HQ provides an advertising platform for holiday home owners ("Advertisers") to list their properties for rent to holidaymakers ("Users"). The Service allows Advertisers to create, post, and manage property listings, including descriptions, availability, and pricing. Owners HQ runs multiple other websites and digital services where Advertisers properties will be displayed on.

Use of the Service

Eligibility: You must be at least 18 years old to use the Service. By agreeing to these Terms, you represent and warrant that you are of legal age.

Account Registration: To use certain features of the Service, you must register for an account. You agree to provide accurate, current, and complete information during the registration process and to update such information to keep it accurate, current, and complete.

User Conduct: You agree not to use the Service for any unlawful purpose or in any way that interrupts, damages, or impairs the service. You agree to comply with all local, state, national, and international laws and regulations.

Fees and Payments: Advertisers agree to pay the fees associated with listing their properties on the Service. All fees are non-refundable, except as required by law or as otherwise stated herein.

Content Guidelines

Advertiser Listings: Advertisers are responsible for the accuracy, completeness, and legality of their listings, including compliance with all applicable laws, regulations, and rights of third parties.

Prohibited Content: You may not post any content that is illegal, offensive, discriminatory, or harmful. We reserve the right to remove any content that violates these guidelines.

License Grant from Advertisers: By posting, uploading, inputting, providing, or submitting photographs, images, videos, text, graphics, music, sounds, and all other forms of data or communication ("Content") to Owners HQ, Advertisers grant Owners HQ a non-exclusive, worldwide, perpetual, irrevocable, royalty-free, sublicensable license to use, reproduce, modify, adapt, publish, translate, create derivative works from, distribute, perform, and display such Content (in whole or part) and/or to incorporate it in other works in any form, media, or technology now known or later developed, for the purpose of promoting both the specific listing and the overall Service of Owners HQ and any associated websites owned by the company.

This license includes the right to use the Content to promote and redistribute part or all of the Service (and derivative works thereof) in any media formats and through any media channels. It also includes the promotion of Owners HQ, including, but not limited to, advertising campaigns, marketing materials, social media postings, and any other uses that aim to increase visibility and attract users to both the individual listings and the Owners HQ platform as a whole.

Advertisers confirm and warrant that they have all the rights, power, and authority necessary to grant the above license. This includes the consent of any individuals featured in the Content, and that the use of the Content by Owners HQ will not infringe or violate the rights of any third party, including but not limited to copyright, trademark, privacy, publicity, or personal rights.

Intellectual Property Rights: All intellectual property rights in and to the Service, including but not limited to our logo, website design, text, graphics, software, photographs, videos, sounds, and all other materials contained on the website, are owned by Owners HQ or its licensors. These rights are protected by intellectual property laws around the world.

Advertisers and users of the Service are expressly prohibited from using the Owners HQ logo or reproducing, copying, modifying, distributing, displaying, or creating derivative works of the website or any part thereof, without our explicit written permission. This includes any attempts to replicate our service for commercial or non-commercial purposes.

Permission requests should be directed to Owners HQ, where they will be considered on a case-by-case basis. Unauthorised use of our intellectual property may result in legal action to enforce our rights and protect our brand and reputation.

Suspension and Termination of Service

Owners HQ reserves the right to suspend or terminate the service and remove any listings at our sole discretion, for reasons including, but not limited to, the following:

1. Breach of Terms and Conditions: Failure to comply with any of the terms and conditions outlined in this agreement.

2. False Representation: Providing inaccurate, misleading, or false information about the property or the services offered. This includes misrepresenting the condition, location, or amenities of the property.

3. Failure to Pay Fees: Not paying the annual listing fee as agreed upon in the terms of service. Termination will follow if payments are not made within the specified grace period after due notice.

4. Change of Ownership: The advertiser is no longer the legal owner or authorised representative of the property listed. This includes situations where the property has been sold or the advertiser has lost the legal right to rent out the property.

5. Criminal Proceedings: Owners HQ reserves the right to suspend or terminate the service provided to any advertiser at our sole discretion, without notice, if we are informed of any ongoing criminal proceedings against the homeowner in relation to advertising the property on our platform.

In the event of termination, the advertiser will be notified and provided with the reasons for the termination. Owners HQ aims to ensure a fair and transparent process and encourages advertisers to contact us directly to resolve any issues that may lead to termination.

Limitation of Liability

Owners HQ's liability to you for any direct losses incurred as a result of your use of the Service is strictly limited to the amount you have paid for your annual advertising fee. This limitation applies to any claim related to this agreement or to your use of the Service, regardless of the cause of action, whether in contract, tort (including negligence), breach of statutory duty, or otherwise.

Furthermore, Owners HQ shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including but not limited to loss of profits, data, use, goodwill, or other intangible losses, resulting from your access to or use of, or inability to access or use, the Service. This exclusion of liability applies even if Owners HQ has been advised of the possibility of such damages.

This limitation of liability is a fundamental element of the basis of the agreement between you and Owners HQ and reflects a fair allocation of risk. The Service is provided to you on the condition that you agree to this limitation of liability.


You agree to indemnify and hold harmless Owners HQ and its officers, directors, employees, and agents from any and all claims, damages, obligations, losses, liabilities, costs or debt, and expenses arising from your use of and access to the Service, or from your violation of these Terms.

Changes to Terms

We reserve the right to modify these Terms at any time. We will provide notice of any changes by posting the updated Terms on our website. Your continued use of the Service after any such changes constitutes your acceptance of the new Terms.

Governing Law

These Terms and Conditions are governed by and shall be construed in accordance with the laws of England, without regard to its conflict of law provisions. By using the Service, you agree to submit to the exclusive jurisdiction of the courts of England to resolve any legal matters arising from these Terms.
